During peak winter season, check-out time is strictly enforced to allow our cleaning team sufficient time to prepare the home for the next guests. Thank you for your understanding and cooperation. 
2. No Smoking: Our property is completely smoke-free indoors and outdoors. Smoking is permitted only in the parking area. Please use an appropriate container or bottle for cigarette disposal and remove it upon departure.
3. Quiet Hours: To ensure a pleasant experience for all guests and our neighbors, please observe quiet hours from 10:30 PM to 8:00 AM.
4. Use of Fireplace: Please feel free to light up the fireplace, we keep a stash of firewood indoor; if you need more, you will find them by the entrance door. Before starting a fire, please fully open the flue to allow for proper airflow and to prevent smoke entering the house. You just need to pull the ledge out above the fireplace. Couple of other points: – Keep the fireplace screen closed when in use – Do not leave the fire unattended – Fully extinguish the fire before going to bed or leaving the house – Leave the flue open until the fire is completely out & cool, then close to prevent heat loss when the fireplace is not in use – Do not dispose / remove the ashes
5. Sauna Rules: The use of sauna is at your own risk, please consult with your medical professional. If you decide to step-in and enjoy, couple of things to keep in mind: – Shower before entering the sauna – No food or drinks in the sauna – Limit your sessions to 15-20 minutes max. – Please do not use the sauna if you’re intoxicated – Use towel to sit on inside the room – Exit immediately if you feel dizzy or uncomfortable – Please stay hydrated!
6. Hot Tub Rules: The use of the hot tub is at your own risk. If you have open cuts, skin conditions, please refrain from using it. Other things to keep in mind: – Shower before entering the hot tub – No food in or near the hot tub – No glass/ glassware in or around the hot tub – Max. 8 people in the hot tub. Cover the tub when not in use
7. Cleanliness
Please keep the home tidy and treat it with care. If you use the kitchen, kindly clean up after yourself. Cleaning supplies are provided for your convenience under the sink. Before departure, we ask that you:
- Load and run the dishwasher
 - Dispose of any unused food
 - Take out the trash (bins are located on the left side of the parking area).
 
For safety, please ensure bin lids are tightly secured and the door is locked to prevent attracting bears or other wildlife.
8. Parties and Events
Parties and events are not permitted. Please respect the peaceful atmosphere of the neighborhood.
9. Additional Guests
The number of guests is limited to those listed in your booking. If you plan to have visitors, please notify us in advance.
10. Parking: Please park only on the paved area, we have plenty of space. No parking on the top of driveway as you may get towed by management and we are not responsible for any towing violations.
11. Winter Travel Advisory
During the winter months, road conditions in Vermont can be challenging. For your safety and convenience, we highly recommend a vehicle with four-wheel drive and/or winter tires. This will help ensure reliable access to the property in snowy or icy conditions.

- Please remove your shoes in the house
 - Muddy boots/ shoes, please brush them off outside with the brush attached to the house at the front door
 - Turn off lights and appliances when not in use
 - Lock all doors and windows when leaving the house
 - No outside fire or fireworks, strictly prohibited
 - Please be mindful of our neighbors and avoid disruptive behavior in the area.

We love and welcome well-behaved dogs! To ensure a comfortable stay for all our guests (two-legged and four-legged), please review the following guidelines:
General Rules
- Maximum of 2 dogs allowed per reservation.
 - Dogs must be house-trained
 - There is a $150.00 per booking pet fee. If dogs are brought but are not on the reservation, this fee will be added automatically
 - Owners are responsible for cleaning up after their pets both indoors and outdoors.
 - We follow local, state, and federal regulations regarding pets. Certain dog breeds may be restricted or prohibited by law or insurance requirements. We kindly ask guests to confirm that their dog’s breed is permitted before booking.
 
Supervision & Restrictions
- Dogs may not be left unattended inside the property unless crated to avoid damage.
